Developer finishes 1.1M SF speculative hub as part of $500M logistics park

A Dallas-based real estate developer Port Logistics Realty has completed a massive 1.1 million-square-foot Class A distribution hub in southern Dallas County, which is the initial phase of the $500 million, 531-acre Southport Logistics Park.
 

Upon completion, the multiphase logistics park will total 9 million square feet of e-commerce and industrial space. This is one of the largest projects of its kind underway in the United States.

 

Port Logistics Realty has begun shopping the newly completed speculative distribution hub to potential tenants.

 

The facility gives e-commerce users a large, high-quality distribution space in one of the fastest-growing logistics locations in the country, said Rob Huthnance, president of PLR Development.

 

"This building is positioned to be a meaningful differentiator for e-commerce companies' distribution needs," said Huthnance, about the scope and quality of infrastructure in Southport Logistics Park.

 

The logistics park sits in the inland port area of southern Dallas County in Wilmer, which is 10 miles south of downtown Dallas along Interstate 45. It sits adjacent to Union Pacific's Dallas Intermodal Terminal and is near the third busiest FedEx hub in the United States.

The initial phase of Southport Logistics Park also includes $22 million in infrastructure projects and a total of five buildings totaling more than 3.8 million square feet.

 

PLR is under construction on the second building, a 400,000-square-foot e-commerce facility that's slated for completion in the second quarter of 2017.

 

At build-out, the logistics park will consist of nine buildings ranging in size from 400,000 square feet to 1.5 million square feet.

 

The logistics park is being developed as part of a joint venture with Diamond Realty Investments, a wholly owned subsidiary of Mitsubishi Corporation.
